Certificate of Occupancy
PUBLIC NOTICE FOR THE TOWNSHIP OF MAPLE SHADE
Maple Shade Township has passed Ordinance No. 2025-14 “Housing Code” which will require properties both commercial and residential to satisfy the requirements for Certificate of Occupancy Inspection process prior to any sale, rental, lease, or business final transaction. A copy of the Housing Code, applications, and sample lists may be found on the Township’s website at www.MapleShade.com under the “Housing & Rental” section.
Effective immediately, properties within the Township of Maple Shade are required to obtain a Certificate of Occupancy Inspection & Approvals prior to:
- The Sale of a Property whether Residential or Commercial.
- Rental Transaction for Residential or Commercial Occupancy for new tenant / change of occupancy.
- A New or Transfer of Business use after obtaining Zoning approvals from the Township.
- The Sale of an As Is “Rehab / Fixer Upper” property which must remain Vacant until permits and Certificate of Occupancy approvals are satisfied.

Sale of Property Certificate of Occupancy (CO) Inspection
When a property is being sold, the Township requires a Certificate of Occupancy (CO) Inspection.
The Certificate of Occupancy (CO) Application can be accessed HERE.
