Rental Inspection Information

INFORMATION FOR RENTAL REGISTRATIONS WITH 1-3 UNITS:

Registration & Payment:
Register & pay online using the link above.  Complete ALL required fields including the tenant’s information.
It is a $100 rental registration fee per unit.

REQUIRED DOCUMENTS:
1.) Insurance – You are required to upload your insurance policy showing $500,000 in liability coverage in the attachments section of the portal. 
NOTE: If you reside in a unit at the property, the State of New Jersey only requires $300,000 in liability coverage.

2.) Lead Certificate – You will need to upload a copy of your valid lead-safe or lead-free certificate. If your certificate has expired, you will need to have a separate lead inspection completed.

RENTAL INSPECTIONS:
Rental Inspections are required ONLY for properties with 1-3 units located at the same block & lot.  You will be prompted to select a “preferred inspection date” in the registration portal; however, a township representative will provide you with a confirmation of the requested date or offer alternate dates via email.
Inspection Times – Rental

Inspections are performed on Tuesdays & Thursdays between 5PM – 7PM.

NOTE: If you have more than 3 units, you are required to register the property with the State of New Jersey Division of Community Affairs (DCA) & have a State of New Jersey Certificate of Occupancy inspection completed. A township landlord registration & $25 fee are still required in addition to the registration with the State.

RENTAL CERTIFICATE:
Upon passing the rental inspection, you will receive the annual Rental Inspection Certificate via email.  All rental certificates will expire on June 30th.  

INFORMATION FOR LANDLORD REGISTRATIONS FOR CONDOMINIUM UNITS:

Landlord Registration & Payment:
Register & pay online using the link above. Complete ALL required fields including the tenant’s information.
It is a $25 landlord registration fee per condominium.

REQUIRED DOCUMENTS:
1.) Insurance – You are required to upload your insurance policy showing $500,000 in liability coverage in the attachments section of the portal. 

CONDOMINIUM RENTAL INSPECTIONS:
There is NOT a required inspection for condominium rental units.

The Rental & Landlord Registration Program is completed on an annual basis.
The registration period runs from July 1st through June 30th.

Property owners who previously submitted an application will receive the notification when the following year’s renewal registration is accessible online. The annual registration period runs from July 1st through June 30th. All rental/landlord registrations and rental inspections expire on July 1st.

*LEAD PAINT INSPECTIONS*

The State of New Jersey enacted P.L. 2021, c.182 on July 22, 2022, requiring rental dwelling units constructed prior to January 1, 1978 to be inspected for lead-based paint hazards (unless otherwise exempt under the law). Please carefully review these requirements and resources at the bottom of the page.
